EICR Chiswick — NAPIT-Approved Electrical Installation Condition Reports
SMR Group carries out EICR Chiswick inspections for landlords, homeowners and businesses across W4. Each inspection tests the fixed wiring, consumer unit, earthing and bonding, sockets and switches against BS 7671 (IET Wiring Regulations, 18th Edition). Our work is NAPIT-approved, which means it is independently assessed against current UK electrical safety standards.
Many Chiswick properties are Victorian and Edwardian terraces, Bedford Park houses, mansion blocks and flat conversions. In these buildings, EICRs often find older cabling, missing main bonding and consumer units without RCD protection. Every defect is coded C1, C2, C3 or FI and explained in plain English. If remedial work is needed, the same team carries it out and re-tests before the certificate is issued.

Defects Commonly Found During an EICR
Real defects our electricians found during EICRs in Chiswick. Each one is coded on the report: C1 means danger present, C2 means potentially dangerous, and C3 means improvement recommended.
Green Goo in Wiring
Old PVC cable insulation breaking down. Coded C2, and often a sign the property needs rewiring.
Green goo is a sign of deterioration in older PVC cable insulation. If it is found inside a consumer unit, socket, switch or other electrical point, further investigation is required. Depending on the condition and extent of the deterioration, affected cables may need to be replaced or the circuit may require rewiring. Deteriorated insulation can create a serious electrical and fire safety risk.
Old Fuse Board
No RCD protection on the socket circuits. Coded C3, with an upgrade recommended.
This older fuse board does not provide RCD protection to the socket circuits, increasing the risk of electric shock in the event of a fault. Upgrading to a modern consumer unit with appropriate RCD/RCBO protection is recommended to significantly improve the safety of the installation.
Shower Cable Exposed
Cable sheath stripped back outside the enclosure, leaving cores exposed. Coded C2.
The 6 mm² shower cable has not been properly terminated into the enclosure, leaving individual conductors exposed outside it. All conductors must be correctly contained and terminated within a suitable enclosure to prevent access to live parts and reduce the risk of electric shock.
Bare Earth Wires
Earth conductors without green and yellow sleeving, and wires not identified. Coded C3.
Protective conductors should be correctly identified with green-and-yellow sleeving where required. The sleeving clearly identifies the conductor’s function and helps prevent unintended contact with other conductive parts. Other conductors should also be correctly identified using the appropriate conductor identification.
Outdoor Floodlight
Cable cores exposed to sun and rain, with a cracked sensor. Coded C2.
The cable is exposed to direct sunlight and has not been correctly terminated into a suitable enclosure. An appropriately rated external junction box should be used, with cables entering through correctly sized glands. Suitable cable and accessories must be selected for the environmental conditions and installed to provide appropriate mechanical and environmental protection.
Missing Main Bonding
Gas and water pipes not bonded to earth. Coded C2.
Main protective bonding should be installed to the relevant incoming services, such as gas and water, where required. The bonding conductor and connections should then be tested to confirm electrical continuity. When carrying out the continuity measurement, the bonding conductor should be disconnected appropriately to avoid parallel paths producing a misleading test result.
Unsatisfactory EICR in Chiswick: What We Found
This EICR in Chiswick was recorded as unsatisfactory. Most of the defects were hidden in the ceiling, the loft or behind fittings.
What we found:
- Downlight connections in the ceiling were not inside enclosures, so live parts could be touched.
- There was no earth conductor at the downlight connections.
- Connections in the loft were exposed, outside any enclosure.
- The wiring and connection behind the boiler switch were heat-damaged.
- The cooker circuit was protected by a 40A RCBO, which was too high for the circuit.
- The bathroom extractor fan was not suitably IP-rated.
- Several switches and sockets were damaged.
Cost:
- EICR: £450
- Remedial work: £800 plus materials
What the remedial work involves
- Putting all downlight and loft connections inside suitable enclosures.
- Fitting Class II (double-insulated) downlights, or rewiring the lighting points with an earth if Class I fittings are wanted.
- Repairing the heat-damaged wiring behind the boiler switch.
- Replacing the cooker RCBO with a 32A device.
- Fitting an IP-rated extractor fan in the bathroom.
- Replacing the damaged switches and sockets.
The downlights have to be removed to fix the connections behind them. This can cause minor damage to the ceiling plaster, which may need making good afterwards.
None of these defects were visible from inside the rooms. They were only found by opening up accessories and inspecting the loft and ceiling voids.
